Urbahn led a team to provide comprehensive financial and demographic analyses, site selection, and conceptual designs to establish the feasibility of constructing new housing at Farmingdale State College. Our team performed both market and demand analyses to identify available existing housing stock, appropriate price points and opportunities for new facilities. Focus groups with resident and non-resident students determined housing preferences; from traditional dormitories to apartment style housing. The study also analyzed housing options both with and without en-suite kitchens to gauge the impact on campus meal plan subscriptions. This combined approach allowed Urbahn to understand both the quantitative and qualitative considerations that influence students’ housing decisions. The study identified multiple development scenarios, each with a detailed financial pro forma describing the development budget, debt service, operating expenses, and potential revenue generation.
